Pre-rental:
1. Subject to letter of employment or proof of income.
2. Conditional on tenant's credit report being verified to landlord's complete satisfaction and consent to verify payment habits with landlord's previous references.
3. The tenant agrees that the landlord has the right to carry out an independent check of credit and payment history with the Corporation of Real Estate Owners of Quebec (CORPIQ).

During the Lease:

4. No Airbnb or similar short-term subletting. Such activity will be considered a repudiatory violation of the lease;
5. The tenant will be responsible for paying any penalty due to his non-compliance with the regulations and the declaration of co-ownership;
6. The tenant will be responsible for paying costs due to loss of keys or magnetic keys;
7. The tenant is not authorized to sublet or transfer the lease without the written authorization of the owner and the union.


End of lease:
1. At the end of the rented term, the unit must be returned in the same condition as at the time of rental, this includes all inclusions of the unit, as well as the overall condition of the unit.
2. If at the end of the term the lease is not renewed, the tenant MUST honor ALL visiting requests from all potential tenants, for which 24 hours notice will be given. The same goes for visits from potential buyers if the condo is put up for sale during the lease term.
Inclusions:  All appliances fridge, microwave dishwasher, oven washer and dryer curtains, blankets one space, interior garage, and one interior locker
Exclusions:  Electricity Internet insurance for the tenant moving cost
